Luxury Real Estate in Paris: Apartments, Houses and Three Price Tiers Across Seven Prestigious Locations
A Paris property search starts with the right scale: a neighborhood, a building and the exact right being sold. This guide compares city apartments with whole urban houses. Its price tiers are local editorial search budgets, grounded in the linked public asking prices; they are neither a valuation of every address nor a ranking of the seven most expensive areas.
Sources checked: October 18–19, 2026. Availability and asking prices may change.
1 EUR = 1.1253 USD. European Central Bank reference rate dated October 16, 2026, the latest published working-day rate available for this research. Multiply EUR by 1.1253; USD amounts below are rounded to the nearest whole dollar and are indicative, not the seller’s original currency or a bank quote.

Seven locations, one city boundary
The comparison stays within Paris itself. Métropole du Grand Paris and the Île-de-France region cover much wider territories; Neuilly-sur-Seine, Boulogne-Billancourt and Versailles are not substitute observations. An arrondissement is an administrative district, and each contains four administrative quartiers. Historic names and agency marketing areas do not necessarily follow those boundaries.
Paris Centre groups the first four arrondissements for local administration; their numbered postal addresses remain in use. Here Le Marais means the mainland historic area in the third and fourth, while Île Saint-Louis is a separate island sample. Île de la Cité is excluded. Passy is a historic and market name within this part of the sixteenth, not a third disjoint quartier added to La Muette and Auteuil.
Geography and method
These are local purchase-budget tiers for an initial property search. The thresholds reflect differences in apartment size, renovation, reception rooms and scarce terraces, rather than equal divisions of a price interval. A price exactly at a threshold belongs to the higher tier. The highest tier has no fixed upper limit. The most expensive linked listing is an observed asking price, not a promise of further supply.
The research uses selected public listings, not every property on the market or verified completed sales. No average transaction price is calculated. The published street or named neighborhood is checked against the selected geographic area. If the street number, the side of a boundary avenue or the legal title is unknown, this is stated. An agency office address or website map is not evidence of the property address. No private deeds, occupancy documents or confidential property portfolios were obtained.
I · Luxury Apartments, Penthouses & Serviced Residences
The apartment comparison covers a larger public sample than the house comparison. Duplex and triplex describe an apartment on two or three levels. A top-floor apartment does not automatically include private rights to the roof. No selected listing verifies a branded residence with hotel-style services. A building caretaker or concierge does not establish a full hotel-style service package.

01 · Saint-Germain-des-Prés–Odéon · 6e
Saint-Germain-des-Prés and Odéon are the two administrative quartiers selected within the sixth. Rue Jacob and Rue de l’Odéon illustrate the contrast between intimate historic apartments and larger reception homes; the sample does not extend to every listing labeled Saint-Germain. A useful search prioritizes light, access and the building’s work program alongside decorative character.

The seventh-area sample comprises Saint-Thomas-d’Aquin, Invalides and Gros-Caillou, excluding École-Militaire as a blanket substitute. Rue de la Chaise, Rue du Bac and the Saint-Dominique–Cler area offer different layouts and building conditions. A view of the Eiffel Tower or the Invalides dome is an attribute of a particular source listing, not a neighborhood entitlement.

Triangle d’Or is the market triangle between Avenue Montaigne, Avenue George-V and the Champs-Élysées, rather than the whole eighth arrondissement. Several agents withhold exact street numbers; their named-area observations are shown separately from fully address-resolved evidence. Without the relevant side of a boundary avenue, a card cannot independently certify inclusion in the strict triangle.

04 · Le Marais · 3e–4e
Le Marais combines historic buildings, adapted interiors and small courtyards across the mainland third and fourth. Rue de Braque and Rue Debelleyme demonstrate why a mansion setting and ownership of a whole mansion must be kept separate. Large terraces exist in the sample but are exceptional products, not a standard feature of every old building.

Plaine-de-Monceaux is the administrative quartier within the seventeenth, not every address advertised as Monceau. Avenue de Villiers, Place du Général-Catroux and Rue de Chazelles provide specific apartment references. Properties beside Parc Monceau in the eighth, Villa des Ternes and Batignolles are excluded from this local comparison.

Whole residential buildings form a different and thinner public market. A maison de ville may share walls, access or a co-ownership structure. The word villa can name a private street, and an apartment inside a hôtel particulier is still an apartment. Six usable house observations in Auteuil, Ranelagh and La Muette support a provisional three-tier comparison; sparse or geographically unresolved evidence elsewhere is shown explicitly.

Apartment, Townhouse or Urban Mansion: What You Are Actually Buying
An apartment in full ownership may still be one unit in a copropriété: the apartment and a share of common property are different from ownership of the whole building. For a townhouse, ask whether the building, land, garden and access form one title, several units or shared rights. Pleine propriété (full ownership), indivision (undivided co-ownership), nue-propriété (bare ownership) and usufruit (usufruct) are different rights. A marketing name does not establish any of them.
Surface Carrez measures the private interior floor area of a co-ownership unit by a statutory method, not land area. Surface habitable, total floor area and marketing-weighted area are different measurements. Terraces, cellars and gardens must be listed separately. French pièces counts principal rooms, not bedrooms; a study convertible to a bedroom is not an existing bedroom. Floor labels follow the source’s French numbering convention unless stated otherwise.
Historic Addresses, Seine Views and Private Outdoor Space
A window view, a waterfront location and ownership of outdoor space are three separate questions. A shared cour is not automatically a private garden, and jouissance privative is not automatically separate ownership of the ground. Inspect actual sightlines, orientation, noise and access. Proximity to the Luxembourg Gardens, Parc Monceau or Bois de Boulogne conveys no private access or development right.
For an older building, check the applicable heritage and planning regime before designing changes to a roof, façade, window or air-conditioning installation. Protected surroundings can require prior authorization and the agreement of the Architecte des Bâtiments de France. Administrative approval and co-ownership approval are separate matters; the asking price gives no renovation entitlement.

Public Listings, Off-Market Opportunities and Direct Owner Sales
The examples linked here are public listings. Off-market means a property is marketed privately, not merely expensive or unusual; an agent must be entitled to share its details. No confidential availability was verified for this guide. On ALVAU, readers can search professional listings and direct owner advertisements, and ask agents about privately marketed opportunities. No count of Paris inventory or exclusive agency relationship is asserted.
Beyond the Purchase Price
Keep purchase consideration, acquisition expenses, financing, renovation and running costs separate. Agency fees already included in an asking price must not be added again. The source cards distinguish seller-paid fees from a published net seller price and buyer-paid fee. Notarial acquisition expenses combine taxes, disbursements and regulated remuneration; obtain a transaction-specific estimate rather than applying one percentage to old and new property alike.
The syndic administers the co-ownership. Read the budget, recent accounts, meeting minutes and work program: annual charges, the works fund and voted exceptional works are different items. Confirm whether heating, water, caretaker and elevator costs are included. A source’s annual charge is an advertised figure for that property, not a future cap or a neighborhood average. Staff, roof, façade and garden upkeep can materially change the cost of a whole house.
Annual published figures are not monthly charges or guaranteed future costs.
Before committing, have the notary check title, encumbrances, residential use, occupancy and third-party rights. Obtain the co-ownership documents, measured area and available technical diagnostic file, including DPE. Investigate earlier alterations, damp, building condition, access and address-specific flood exposure through Géorisques. A public listing or cadastral map does not complete these checks.
The intended use matters as much as the architecture. Paris tourist letting has a separate registration and authorization framework; buying an apartment does not confer permission for short-term rental. For VEFA, verify the contract, works stage, specification, payment schedule and guarantees rather than treating a projected completion as certain. Financing, tax position and any residence requirements depend on the buyer and transaction; no yield or residency outcome is promised.
Questions Before You Shortlist
Does the French term hôtel particulier mean a hotel?
No. It names a type of urban mansion. Today it may be residential, divided into apartments or used for another purpose. Establish both the current use and the exact property right being sold.
How much does a Paris penthouse cost?
There is no single citywide threshold. The tables distinguish local budgets and exceptional terrace examples; a top-floor flat without roof rights should not be treated as the same product.
Does an apartment in a mansion include the garden?
Only the documented rights decide. A garden view, shared courtyard or exclusive-use arrangement is different from separate ownership of the land.
Can I compare all the advertised square meters directly?
No. Compare like measurements and reconcile inconsistencies first. Carrez area, habitable area, total floor space and weighted area must not be substituted for one another.
Are these completed-sale prices?
No. They are exact public asking prices or expressly withheld prices. An unavailable or removed advertisement does not reveal the eventual transaction price.
Why are some tiers missing numerical ranges?
The selected geography, property type or sample size does not support a defensible range. The three rows remain visible with the reason; no neighboring district or commercial property is substituted.
Are the images actual properties?
No. All sixteen scenes are original AI-generated architectural concepts. They illustrate character and materials; they are not photographs of the source listings or evidence of size, legal rights or approval.
